FIRST HOME OWNER GRANT – NSW

If you’re a first time home buyer, the NSW Government’s First Home Owner (New Homes) Scheme Grant makes it much more affordable for you to buy your dream home.

However, applying for the First Home Owner Grant can be a complicated process. We have experts available  to help guide you every step of the way and answer all your questions.

NSW New Home Grant Scheme

The New South Wales New Home Grant Scheme was introduced on 1 July 2012 to stimulate the construction of new homes.

The scheme provides a grant of $5,000 towards the purchase of new homes, homes off the plan and vacant land on which a new home will be built. For purchasers (including transferees) to be eligible to receive the grant, the value of the new home must not exceed $650,000 and the value of vacant land must not exceed $450,000.

The payment of the grant will be administered by way of applying the amount of the new home grant as a credit against liability for duty on the agreement or transfer.

We have experts available to assist you with understanding and applying for the grant.

How do I apply for the First Home Owner Grant?

You can apply directly through the Office of State Revenue or if you require the funds to assist with paying for your new home, then you should make the application through your preferred financial institution.

step 3

How do I know if I’m I eligible for the First Home Owner Grant?

The Office of State Revenue has very specific criteria that you need to meet to ensure you are eligible for the First Home Owner Grant.

At time of writing, some of the criteria included:

  • The contract date must be on or after 1 January 2016
  • The home is a brand new home
  • You are over 18
  • You or your spouse (including de facto spouse) have never held a relevant interest in any residential property in Australia.
  • The value of the property must not exceed the First Home Owner Grant Cap of $750,000

  • You need to live in the home for a continuous period of at least 6 months
  • At least one applicant is a permanent resident or Australian citizen
  • Each applicant must be a natural person and not a company or trust.

NOTE: please check the criteria on the OSR website as the above criteria may change without notice.

step 4

When will I receive the Grant money?

If you make your application through your financial institution the funds will be available for the deposit payment, or at settlement for a completed home. If you apply directly to the OSR the grant may not be available until after completion and your name is registered on the certificate of title.
